The Pulse – Published 8/13/2026
As America marks its 250th birthday, I find myself thinking about the places that tell our shared story—not only the landmarks, but also the former schools, factories, and single-family mansions that have been converted into residential housing. These unique structures keep us deeply connected to the past. One of the things that first drew me to this industry was the opportunity to step inside older buildings, study how they were constructed, and understand what makes them work. It is fascinating, unpredictable, and often surprising; you truly never know what history may be waiting in a basement or behind a wall. CPM’s Founder began his career restoring historic properties in Boston’s Back Bay and South End. His passion for restoration passed down to me. In my home, a historic property in the suburbs of Boston, I have personally experienced the challenges of renovation, preservation, and recovery after a fire. That experience has deepened my appreciation for how much care these properties require. Managing historic and older buildings means balancing respect for original character with the need for safety, efficiency, accessibility, sustainability, and long-term financial planning. In this issue of The Pulse, we are honoring America’s 250th by looking at what makes buildings tick through the lens of modern property management—how we preserve what makes them special, improve how they function, and add value without losing the integrity of the original structure—while also sharing an upcoming volunteer project. The buildings and the land upon which they sit carry generations of stories; at CPM we consider ourselves to be a steward of these legacies. All my best, Robin Gold, CEO Certified Property Management

Spotlight:Helping Our Neighbors: CPM Partners with the Brookline Food Pantry
This fall, Certified Property Management is proud to partner with the Brookline Food Pantry for a community-wide food drive. Food insecurity continues to affect families throughout Massachusetts, and local food pantries are experiencing unprecedented demand. According to the Greater Boston Food Bank’s 2026 Massachusetts Food Access Report, 40% of Massachusetts households experienced food insecurity in 2025. The Brookline Food Pantry serves hundreds of households each week and supports local students through its Brookline Thrives backpack program, which provides weekend meals and snacks to children who may otherwise go without consistent access to food. The Pantry’s mission is simple but powerful: ensuring that none of our neighbors go to bed hungry. More information about Certified Property Management’s food pantry drive will be shared this fall through our social media channels and email campaign. The drive will take place this September, and together, we can make a meaningful impact for families in need throughout our community.

Why It Makes Sense to Have CPM Handle Your Association Rentals
| Certified Property Management offers a unique advantage that traditional rental managers simply cannot match: we already manage the association. That means we know the building’s systems, vendors, governing documents, move-in procedures, and compliance requirements, allowing issues to be resolved faster and more efficiently. CPM provides professional tenant communication, lease compliance, maintenance coordination, 24/7 emergency response, proactive inspections, and vendor management through teams already familiar with the property.
