Spotlight: Capital Projects
Capital Needs Assessments help communities better understand their building infrastructure and plan for future capital improvements. As insurance carriers and underwriters place greater scrutiny on deferred maintenance, staying ahead of these issues is increasingly important to a property’s overall operations. While these reports can feel overwhelming and the projected costs can be significant, CPM works with several building envelope firms to develop them. What sets us apart is our strong Capital Project Department, which helps associations understand their financial realities and prioritize capital needs accordingly.
One example is a Boston property built in 1947 that identified millions of dollars in capital needs. Through careful planning, the capital repairs have been phased over several years to address key repairs, protect the building’s safety and structural integrity, and balance financial constraints. Restoration of the porticos across more than ten entrances is part of this project, an important feature of the building. Working with the City of Boston Historic Commission and project engineers, we restored them in a way that improved both their appearance and the integrity of the building envelope. This work involved more than cosmetic repairs—it also addressed roof water management by directing water away from the building while preserving an important architectural feature seen upon entry.
